Application Guidelines

Who must apply?

  • Every individual over the age of 18 intending to reside at Steeplechase At Malta must apply, qualify, and be a signer on the Lease Agreement. The only exception given is to dependants of lease holders, as in the case of college students living with parents.

What is the application fee?

  • Application fee is $35.00 per person. This is a non-refundable fee.
  • There is also a $300 non-refundable redecorating fee, one time fee.

What is required for a security deposit?

  • Our Security deposits are equal to a full month’s rent.
  • The security deposit is due the day of submitting your application thereby taking your desired apartment off the market in your name.
  • Security deposits are only refundable if your application is denied.
  • Application must be complete and signed in order to be processed. Please note that this includes the vehicle information section whereby 2 cars are permitted per apartment and registered with the office.

Do you accept pets?

  • We gladly accept pets under 50 lbs. with maximum of 2 pets per apartment.
  • If you have a pet there is a $500 non-refundable pet fee per pet. We also require an additional Security Deposit, which is equal to one months rent, that would be refundable barring any damages caused by the pet.

Approval Criteria

  • By signing your Application for Residency, you are authorizing Albany Partners, LLC to view your credit and criminal history.
  • We will examine the past 2 years.
  • We can not approve applicants with bankruptcies or property rental collections during the last 2 years.
  • A minimum of 86% of your accounts must be in good standing.
  • Your rent to income ratio can not exceed 30% (Your gross monthly income must be equal to or higher than 3 times your monthly rent).
  • All roommates must qualify individually to be approved

Rental Rates

  • 1 Bedroom apartments start at $1025*
  • 2 Bedroom apartments start at $1155*
  • 3 Bedroom apartments start at $1410*

*Rates are based on a 12 month lease, do not include utilities, and are subject to change without notice, as are other ancillary fees.
